During the weekend of July 29-30, three exciting new property projects were showcased to the public. These projects include TMW Maxwell, located in Tanjong Pagar and featuring 324 residential units and 11 commercial units; Orchard Sophia, a development with 78 units on Sophia Road; and The Arden, situated on Phoenix Road in Bukit Batok with 105 units.
Ismail Gafoor, CEO of PropNex, noted that it has been over four years since the pre-Covid era that three projects were simultaneously previewed. He also mentioned that each of these projects caters to different target audiences.
TMW Maxwell is a joint development by Chip Eng Seng, SingHaiyi Group, and Chuan Investments. The mixed-use development boasts 324 residential units from the fourth to 20th floors and 11 commercial units from the basement to the third level. Located on Tras Street, just off Maxwell Road in District 2, TMW Maxwell’s prime location near Tanjong Pagar, known for its vibrant nightlife and dining scene, is expected to attract homebuyers seeking an urban lifestyle, according to Marcus Chu, CEO of ERA Singapore.
The opening weekend of the TMW Maxwell sales gallery witnessed a massive turnout, with over 1,000 visitors. Among the units offered, 62% are studios, ranging from 476.3 to 479.4 sq ft, known as “flip/switch units.” These studios feature innovative and transformable furniture, such as movable walk-in wardrobes, queen-sized Murphy beds integrated with sofas, and pull-out workspaces. Raymond Chia, group CEO of Chip Eng Seng and SingHaiyi, expressed that many visitors were impressed by the modern amenities and the flexibility of these flip/switch units, which are aimed at multi-hyphenates, including young executives and investors.
Justin Quek, deputy CEO of OrangeTee & Tie, described the flip/switch studios as “fresh, bold, and relevant” for the target demographic who appreciates the live-work-play concept in the vibrant neighborhood of Tanjong Pagar.
TMW Maxwell’s pricing structure reveals that approximately 85% of the units fall within the range of $1.5 million to $2 million, with prices starting from $3,188 per square foot.
